The Problem
  • The project involved fit-out of a shell space. Key requirements were maintenance of existing utility and distribution service to the operational hospital.
  • Critical coordination involved multiple large electrical conduits feeding existing Operating Room equipment on the floor above. These conduits could not be moved or disturbed and there was minimal clearance.
  • Also requiring tight coordination were new services and existing 86×44 supply air duct and 80×44 return air duct.

Actions Taken

  • Paladin provided Building Information Modeling management for the effort.
  • To identify the exact locations and sizing of existing conditions, the Mechanical & Electrical trades provided 3D scanning data.
  • From the point cloud data, contractors could correctly model their systems to be incorporated into the BIM model.
  • Paladin identified and presented the major clashes between the new and existing systems through weekly BIM Coordination meetings.
  • During those meetings, Paladin and the BIM Coordination team resolved issues, where possible.
  • For larger conflict resolutions requiring Design and Owner authorization, Paladin worked to develop alternative routing solutions for consideration.
  • Paladin’s understanding of codes and design requirements enabled alternative routing solutions which helped keep the project on schedule. Several of the largest conflicts required the attention of the Design Engineers and Hospital Administration in order to facilitate the proper changes.
  • Maintained existing critical systems in operation during the fit-up of the Interventional Services facility.
  • Resolved fit and routing issues in BIM before system installation, therefore, saving contractors in labor and materials cost in rework after installation.
  • Saved the Owner Change Order costs
  • Achieved Sign-Off on schedule for production on time.
